The closing or settlement process is the actual process of signing the documents that transfers the property from seller to buyer. We can prepare all your documents, and if earnest money has been paid, will have it deposited into an escrow account were it will be held until the time of closing. We can also do the title work to determine if there is cloud on title so that it can be handled prior to closing. We can also assist you in obtaining title insurance. If your sales contract calls for the prior lender to be paid off from the proceeds of the sale, we will also request pay off figures from the existing lender. We can also order property or termite inspections. Prior to signing closing documents, we will prepare the HUD-1 Settlement Statement for your review which outlines all of the costs for both the buyer and seller associated with the closing.
Even after the closing documents are signed, we continue working for you behind the scenes. We will forward payment to the prior lender, pay the parties that performed services in connection with your closing, pay out net proceeds to the seller and obtain a final search of title before recording all of the documents needed to complete your new home purchase.
