A title search is performed when property is being transferred to new ownership, through either a sale or inheritance. The exhaustive report is done to investigate the history of the property through public records for any variances or irregularities associated with the property. The report filed from a title search is called an Abstract or an Abstract of Title. It precludes a Deed and is required by real estate law and by the mortgage company when transferring ownership. The mortgage company will not approve a loan without the title search.
